CCTV footage from the Byron Bay property shows seven stark-naked men filming each other dancing and swimming in the early hours of New Year's Day.
The group are seen arranging themselves in formation on outdoor stairs, bending forward and shaking their naked buttocks at a friend wielding a camera phone.
After satisfying their urge to swim and dance, footage shows the group escalating horseplay into property destruction, breaking vases, statues and outdoor furniture.
The luxury Lighthouse road address belongs to 'Spa King' Eddie Phillips who was unimpressed by the antics.
"These guys will be caught, and they will be charged by police," he told Nine News.
"I will be taking legal commercial action against them as well," he said.
